Questions brokers ask us

What is TriStar TPO?

TriStar TPO is the wholesale, or third-party origination (TPO), channel of TriStar Finance Inc. (NMLS #43583), a mortgage lender based in Kirkland, Washington. Independent mortgage brokers and loan officers bring their borrowers' loans to TriStar, and TriStar processes, underwrites and funds them.

Who can become a TriStar TPO partner?

Licensed mortgage brokers and mortgage loan officers with an active NMLS license. Request access on this site; the TPO team verifies your company and individual NMLS licensing before approving the account.

How do partners submit loans to TriStar?

Approved partners receive LendingPad credentials and upload loans directly into LendingPad, TriStar's loan origination system. There is no need to email files or re-key applications.

Which loan programs does TriStar TPO offer?

Conventional, FHA, VA, jumbo, DSCR investor loans, bank statement loans for self-employed borrowers, other non-QM programs and HELOCs. Current guidelines and eligibility matrices are in the partner portal.

Can consumers see TriStar's wholesale rates?

No. Wholesale pricing and rate sheets are only available to approved partners after signing in. Home buyers should visit tristarfinance.com for retail mortgage options.

What is a DSCR loan?

A debt service coverage ratio (DSCR) loan is an investment property loan qualified on the property's rental income instead of the borrower's personal income. DSCR equals monthly rent divided by the monthly housing payment (principal, interest, taxes, insurance and HOA). Partners can estimate it with the DSCR calculator in the portal.

What is a bank statement loan?

A bank statement loan qualifies self-employed borrowers on deposits shown in 12 or 24 months of personal or business bank statements instead of tax returns. The portal's bank statement calculator estimates qualifying monthly income from uploaded statements.
